With these 10 simple tips, you will be able find an apartment easily and efficiently. You will even enjoy the experience. So lets start.
1. FIRST OF ALL RELAX.
The Tel-Avivians are very warm and nice people and most of them will be happy to help you if you ask - including landlords.
2. A CONTRACT
In Tel-Aviv there is no such thing as a standard contract. Everyone can can ask for whatever they want, so do not assume that all contracts are the same.
We love to negotiate. 95% of owners price their apartments higher than the final price, including the terms of the contract. So pick your battles wisely.
4. SUPPLY AND DEMAND
The demand is higher than the supply. Even if your seeing your first apartment, if it fits your needs - don't let it go.

5. START LOOKING IN ADVANCE
Start looking 2 months ahead. An apartment is like baking a cake. If you take it out of the oven to early it will be under done. To much time in the oven and it will burn. In real estate 8 weeks is the perfect amount of time.
6. LOCATION, LOCATION, LOCATION
Location, location, location!!! It's not a cliche. One street over could make all the difference to make a big change in your pocket. The cost of the same apartment in a slightly different area could save you hundreds if not thousands of sheckles.
7. KEEP AN OPEN MIND
Every area and neighborhood has a different vibe. Look around and find the area that suits you best. Don't lock yourself only in one area.
8. LANDLORD RESPONSIBILITY
Not all the responsibility is on you. In Israel most of the contracts demand from the landlord to fix damages due to wear and tear. Make sure this exists in your contract and save yourself headaches and cash.
9. MAKE SURE YOU LIKE YOUR LANDLORD
The owner is not less important than the apartment. Feel the connection with the owner. After all, the contract will gather dust in the drawer and you will need to communicate with a person.
